My agreement  

This agreement is settled between the owners of the housing. Hereafter the letter “A” often referred to as his/her stands for the owner of the guesthouse/apartments and Little Arrows web site named LA.

A has come to an agreement with LA to rent out his/her properties for a determined period, in which will be available for guests booking through the LA online booking system. www.little-arrow.com

LA has no control over the commands of the A´s or their guests or other users of the site. LA will receive a commission based on predetermined percentage of the total price of the rented property. These agreements manage A´s access to LA site and constitute a binding agreement between A and LA, which you acknowledge to have read and understood.

LA takes no responsibility for A in compliance with any applicable laws, rules, regulations and tax obligations that may apply to their use of the LA site. A is responsible for sending the customer an invoice for the total amount upon a request.
LA is not responsible for any disclaims related to accommodations or bookings in A’s properties. Renting out is on the owners own risk.

LA can in no way be held responsible for any information from third party, external links, accidents, cancellations, or theft. In case of damages of the A´s properties will occur, caused by the guests, LA can be at help to the A by sending an e-mail to the guest for some compensation.

To avoid difficulties and late claims to the guest the LA recommends the A should state this amends in the house rules so the guest can be aware of their obligations regarding damages. LA recommends that A accommodate appropriate insurance for their properties.

A is responsible for all information that she/he puts into the LA website. If A breaks against the LA rules, and uploads some illegal material on the site, LA has the right to close for A’s access to the service.

LA does not have knowledge of any of the material uploaded onto the site in beforehand. A is by all means responsible for the material that she/he puts into the site

Hosts and guest's agreements

A will rent his/her property directly to the customer using LA´s website. LA is not a litigant to any agreements entered between hosts and guests. 

Current information about the guesthouse/apartment

A agrees to provide accurate and current information about the property and keep it updated and accept that once a guest places a booking of your property the price for that booking may not be altered.

Payment procedures

LA is liable to pay A on the 2nd day of visitors stay in their housing.

Availability

A will always make sure that the property is available on the days shown available on the site. If the room/property for some reasons is not available, the LA had the right to withdraw 90 EUR from the A account for the trouble finding the customer another accommodation.
The A guarantees that she/he or their contact person can be reached by phone on the day of check-in, for the key delivery. If A is unreachable that day, it is likely that LA must find the customer another accommodation. In such cases A will not get any payment but a penalty of 90 euro.

Keys

A is responsible of delivering the keys to the customer on the day of check-in or, if applies, informing him/her how to open the key-box. A is also required to provide detailed information on how to find the housing.

Cleaning

A is responsible for keeping the housing clean before guest’s arrival, and providing  bed linen dish clot’s and towels, unless it is stated otherwise in the gesthouse/accommodations listings.

 

If the owner cancels a confirmed booking

If A for some reason cancel a confirmed booking she/he will be held responsible for paying cancelation fee to LA for the trouble of finding another housing for the customer. For cancelations, on A´s behalf, made less than 7 days prior to check-in, there is a penalty that equals 20% of the total cancelled booking payment. For cancelations prior to check-in the A is liable to pay a penalty equal to 40% of the total cancelled booking payment. 

Cancellations on the guests behalf 

Any cancellations of bookings, made less than 44 days prior to check in, entitle the A to 50% of the rental amount if LA cannot find a new customer for the cancelled period. If only the booking fee has been paid, there will be no refund in the case of cancellations.  

 

 

Fraud

In case of fraud (payment with a stolen credit card), LA reserves the right to ask A to refund the full amount paid by the customer. 

Password

The A agrees to keep his/her password to the LA site to them. If you think your password may have become known to a person not related to you, notify LA right away.
